본 연구에서는 해외의 감정평가 관련 기준들을 소개함으로써 국내 「감정평가에 관한 규칙」의 현 주소를 파악하였다. 특히 감정평가 검토에 대한 업계의 수요가 늘어나고 있는 이 시점에서 감정평가 검토의 개념 정리가 되어 있지 않는 상황은 안타까운 상황이다. 그리하여 본 연구에서는 감정평가 검토를 중심으로 연구를 진행하였다. 현재 「감정평가에 관한 규칙」에는 감정평가 검토에 대한 명문화가 되어 있지 않은 상황이고 감정평가 업계에서는 감정평가 검토와 유사한 단어들이 모호하게 혼재되어 사용되고 있다. 감정평가 검토업무는 감정평가 업무 만큼이나 검토 평가사의 풍부한 지식과 경험을 필요로 하고 있다. 이에 감정평가 검토에 대한 개념의 정의, 기능, 유형, 결론 및 보고서의 작성 등에 대한 것을 연구하는 것은 매우 중요하다 하겠다. 그리고 본 연구를 기반으로 하여 감정평가 검토에 대한 내용이 향후「감정평가에 관한 규칙」에 명문화되기를 기대하여 본다.

This study seeks to identify the current situation of Korea’s “Rules of Appraisal Practice” by introducing foreign countries’ related appraisal standards. Especially, even though appraisal industry's demand for an “Appraisal Review” is increasing, this situation that the fundamental concept of an appraisal review is not established yet is not so welcome. Currently, an appraisal review has not defined yet in the “Rules of Appraisal Practice”, so similar words are mixed and used vaguely in appraisal field. Appraisal review development requires as much professional knowledge and as much experience as appraisal work, so reviewer (review appraiser)’s professional competence is important. Therefore, it is imperative for appraisal field to clarify the definition, competence requirements, functions and the processes of the appraisal review that are being developed in other countries. So, this study is looking forward to seeing that an appraisal review is specified in the Rules of Appraisal Practice, based on this study.
