The urban redevelopment project was promoted mainly by a large-scale complete removal method, and it caused social problems such as soaring real estate prices, mass production of side effects such as conflict among residents, and mole rim in the nest. Emphasis was placed on the physical environment improvement of the method of improving the poor housing environment and expanding the maintenance infrastructure. In addition, we promoted urban revitalization project with the aim of activating the local community, but the satisfaction level of the residents lives did not improve significantly. As a result, the current government is continuously promoting the Urban regeneration New Deal project nationwide to strengthen urban competitiveness and improve the quality of life of residents. However, urban regeneration new deal projects experienced difficulties in promoting the business due to the loss of power due to the problem of not securing the site of the project, which is one of the important financial resources for the enforcement of the project. Seongnam City mainly formulated an urban revitalization strategic plan, and decided to formulate a revitalization plan of urban revitalization that matches the actual conditions of the area. Suggestions could be derived through the case study of the Korea Land and Housing Corporation and a housing purchase business underway in Gyeonggi Province. In order to solve the problem of unauthorized housing, we tried to further consider the compensation plan by consultation and propose an alternative. Fortunately, it is possible to summarize measures to secure business sites in cooperation with the housing construction business, as well as measures to secure the site of the project considering resettlement of residents living in private land.
